People purchase houses for many different reasons. Some people buy property to sit on for whatever reason. Other people buy houses to improve on the property’s value, and get a good return on their investment. This has been popularized on TV with shows on flipping houses. Whatever the reason they buy a house or property, they would like to see their home’s value improve.

High Value on Your Home ImprovementEstimating your home value is fairly easy. Raising that value can be just as easy if you know what to do, and how to do it. The basic rule of thumb is that the more money you put into your house, the more you should get out of it. There are always ways to increase your home value with home improvements no matter what condition it is in, where it is located, or how big the house is.

You don’t have to do extensive improvements to increase your home’s value. All that is needed is a little bit of evaluating, planning, and money to figure out where your house can improve. In today’s society people expect a certain level of living. Some people won’t even consider looking at a house if it doesn’t meet their standards.

So sit down with a pen and paper and on one side of the piece of paper write down what your house has. On the other side you can write down what people are looking for in a house today. For example, on the “house has” side of the paper, you can write: two bedrooms, one bath, a living room and a small kitchen. On the other side write what you think people are looking for like, three bedrooms, two baths, a family room and a living room, a large kitchen. Understand that you will probably not be able to complete all of the “would like” things on your list.

Things you can add that will increase your home improvement value are things like en suite bathrooms and extra bathrooms, or half baths. Making an en suite bathroom can be as simple as adding a door between the bathroom and the room. Just adding a door can increase your property value by a lot.

High Value on Your Home ImprovementAlthough adding an extra bed room or bathroom can increase your home’s value unbelievably. This is not where you need to start as this could be a little out of your price range. Therefore start by redecorating the rooms that just need a new coat of paint or some new flooring. If you stick to white or neutral colors in your bathrooms and kitchen it will keep things feeling fresh and bigger. Also, white is a contemporary color and will appeal to most buyers. If the kitchen is old and needs new cabinets this can certainly increase your home value significantly but requires $5 to $15 thousand dollars or more to complete but if done right can both increase your home’s salability and value way above the cost.

High Value on Your Home ImprovementIf you want to invest more money certainly adding another bathroom can be a great investment, and you shouldn’t have to take a mortgage to get it done. Look for a closet or pantry that is big enough to hold a toilet and sink and you have a perfect space. Adding an addition for a family room or bedroom if done well can also help you add value to your home. These are just some simple ways to increase your property value.

Remember the basic rule, that investing a small amount into your home now could increase your home’s value by a considerable amount in the future; you are sure to do just fine. Keep things contemporary and fresh. Think of your dream home and try to achieve as much of it as you can, and watch your home’s improvement value climb!
