Posted by Dave McIntosh on March 19th, 2010

Isn’t it great to be out in the spring air? I bet you don’t even mind doing some spring chores around the house. If the great weather isn’t enough reason to get up and out, there’s one, doing some routine inspection and maintenance in the spring can save you money. Yah, just by spending a Saturday morning enjoying spring you can avoid some big expenses later.

Spring Home MaintenanceWhile every season has its own home maintenance and safety items that need to be taken care of in order for your home to continue to run properly, springs list contains some of the most important. Many homeowners skip over these basic home maintenance necessities because of busy schedules or sometimes because they are unsure of which tasks need to be accomplished.

Simply making sure these small tasks are accomplished will ensure that your home will function better in the long run. Seasonal home maintenance will ensure that you have less large expensive repairs than homeowners who do not keep up on their seasonal maintenance.

Spring is not the only season that you should look after maintenance items around the house. If possible, set up a schedule of cleaning and maintenance tasks for each season. Try to maintain that schedule years after year as this will ensure that tasks don’t get forgotten and your house stays in good condition.

So here are some maintenance Tips for Spring

While winter brought on the cold, the spring brings on the cleaning season.

Start with spring tasks such as:

Spring Home Maintenance* The spring cleaning is a traditional deep cleaning job at winter’s end and is an important part of home maintenance. Extend spring cleaning to the exterior as well. Opening windows to let in fresh air, removing dust from ceiling fans, eaves and from behind furniture, cleaning out the mudroom and storing away winter gear; these are all done during spring cleaning.
* Replacing the much used furnace filter from the winter
* Inspecting and replacing necessary smoke and carbon monoxide detectors

Spring also brings on a peak in spring lightening and thunderstorms, so routine maintenance tips should include:

Spring Home Maintenance* Checking all the home’s electrical systems
* Testing all the ground fault receptacles
* Making sure all power surges are in place on the appliances
* Replacing or repairing any extension cords used in the home that may be damaged or becoming worn

While you are eager and able to get out and about and enjoy the outdoors during this season, therefore it is great to also focus on outdoor maintenance tasks. Your thoughts may turn next to landscaping, gardening and flower beds, and though they are important first you need to check your home’s exterior as well.

These tasks may include:

Spring Home Maintenance* Checking the roof for possible damages that may not have been noticed in the wintertime or which were damaged in the winter to prevent spring rain leaks
* Making sure all gutters are cleaned and all outdoor drainage systems are working properly
* Checking the brick, siding and cement areas on the home for shifting in the foundation or cracks or chips in the siding or brick

* Cleaning, repairing and getting ready to use all outdoor power tools, such as the lawnmower, weed eater, or hedge trimmer
* Checking the patio and deck for possible deterioration and fixing and performing any necessary repairs

Though the checking of these things may only take a short time doing any of the repairs may be a different story. That is why these tips are so important. They should ensure the safety of your home, your property and your family. The list may seem overwhelming, but just tackle them one at a time and before you know it they will all be done.

Home Renovation Versus Buying a New House

Posted by Dave McIntosh on March 10th, 2010

It’s natural for most of us to start off in life with a smaller home due to financial restrictions. But gradually your finances improve and there comes a time when you start feeling that you need to renovate your home in order to make it more to your liking and financially you are able to do it.

Renovation Versus BuyingThis is also the time when you might be wondering whether to buy a bigger home. You start thinking about your present home and your needs. Along with normal maintenance needs, another thing that often happens is the size of your family has increased and you need more space. You might also have moved up in your career and need/want to upgrade you home in keeping with your position. Lastly home renovations become essential when you’ve lived in your home for several years.

It’s not an easy decision to make and you need to consider various aspects before deciding on which to do.

Will an investment in your present home yield any returns?
Before deciding in favor of renovating your home, you should consider whether the investment will bring suitable financial returns. You need to find out the status of your home in relation to the other homes in your neighborhood. Any significant investment will not add much market value to your home if it is already valued similar to your neighbors. Renovation Versus BuyingBut if it is smaller than others or valued less for other reasons then an addition could immediately add market value and your investment will bring good returns.
The other part of this though is if you love your neighbors and neighborhood any investment might be worth it just to stay with good neighbors.

Budgetary Considerations
When you are in the mood for upgrading your home either by going in for a new one or for a home renovation, you should have a budget in your mind. You can consult an architect or contractor to get an accurate cost for the home renovation that you have in mind. The consideration is: what will a renovation or addition cost. Then the other part of it will be what will I have to pay for a new home plus the cost of selling and moving. Make sure you get all the costs on both sides for a true comparison.

Renovation Versus BuyingInconvenience Factor
If you plan to go in for a home renovation, you should be prepared for the inconveniences that will happen when the actual work of the renovation takes place. You will certainly loose space to make way for the workmen who will be doing the work during the renovation before you get your new improved living space. Renovations are not easy though and you will need patience to withstand all the inconveniences especially those that involve the kitchen and the washroom areas. You will also need to be prepared for losing some of your outdoor space if you’re adding additional floor space to your home.

You are the best judge of your needs and you will need to weigh the pros and cons before making any decision.
